Plans to return a historic Darlington pub to its former glory have been unveiled.
The Greyhound, which has been a key feature of Parkgate since its opening in 1848, is set to be transformed into a 14-bedroom hotel, pub, and restaurant.
The upper floor of the building - currently occupied by houses in multiple occupation and two flats - will be restored to the distinctive Edwardian building’s original function as a hotel.
Meanwhile the ground-floor pub will be “sensitively restored” in line with its heritage, incorporating a kitchen and dining area.
This marks the latest step of five-year plans from local businessman Ben Quaintrell, who took on the site in 2022 and pledged to address urgent issues.
In recent years, significant investments have been made in terms of the building’s safety, laying the groundwork for a full restoration.
The Greyhound, located opposite the Darlington Hippodrome, was originally built in the 19th century before being rebuilt in 1903 in Edwardian style.
The upper floors were eventually converted to bedsits, leaving The Greyhound solely as a pub. It has struggled in recent years - and has been forced to close its doors on several occasions.
Plans for the new development have been lodged with Darlington Council, with documents noting how the pub became known for its “karaoke nights and friendly staff” in recent years.
It did say that some described it as “rough around the edges” - but has continued to remain an “important part of Darlington’s heritage".
The revamp would retain the existing Edwardian building’s appearance, with original window and door openings preserved.
The scheme would also include the removal of unsightly rear extensions, replacing them with a two-storey structure.
Energy-efficient measures such as upgraded insulation and glazing where appropriate will also be added, with lighting and signs designed to complement the building’s traditional aesthetic.
The planning application aligns with Darlington’s wider regeneration strategy, which includes the £140m redevelopment of the nearby Darlington Railway Station.
Mr Quaintrell said: “The Greyhound has been a part of Darlington’s history for well over a century. Our vision is to restore its character and ensure it remains a valuable asset for the town for many years to come.
“By reinstating the hotel, improving the pub, and adding a restaurant, we are creating a high-quality venue for both visitors and the community, something that can make a positive contribution to the local economy.”
He added: “This project is about more than conserving heritage; it’s about enhancing the town’s appeal and strengthening the hospitality offering.

Public consultation carried out on behalf of the applicants has shown strong support for the project, with nearly 100 positive comments supporting the development.
