New details have emerged regarding a North East Wetherspoon pub put up for sale last month.

The Resolution on Newport Crescent in Middlesbrough was put up for sale last month by Wetherspoon as part of two venues in the North East among 32 others across the UK.

CBRE and Savills have been appointed to market the pubs, which are in town and city centre locations, as revealed by The Caterer's report last month.

Now, new details have emerged about the sale of the pub in a listing posted by Savills revealing its previous rent, service charge and rateable value.

In its listing, Savills confirmed the rateable value of The Resolution stood at £146,000 in 2017.

Meanwhile, it also confirmed the rent on its previous lease stood at £120,000 per annum, while its most recent annual service charge clocked in at £26,676.

Other details included in the the sales particulars for the pub has listed its dimensions as well as property benefits.

The listing showed the property's total size including the ground and first floors spanned 561.8 sq m, working out to around 6,047 sq ft.

The venue also benefits from a premises licence which permits the sale of alcohol until 2am Monday to Sunday.

The building is located a short distance from Middlesbrough Station, on a corner postion of Captain Cook Square in the town centre.

Last month, Wetherspoon spokesman Eddie Gershon, when speaking on the sale of the pubs, said: "On occasion Wetherspoon does put some of its pubs up for sale.

"This is a commercial decision. We understand that customers and staff will be disappointed with it. The pubs will continue to operate as Wetherspoon outlets until they are sold."

When speaking about the opportunity to sell the pubs, Toby Hall, senior director at CBRE, said: "The excellent mix of locations in this portfolio is rarely seen in the market.

“With more than half of the portfolio located in London and the south-east and other strong locations in the south-west, Midlands and [north of England] we believe the pubs represent an excellent opportunity for existing pub operators and new entrants".

The Resolution pub comes with a beer terrace, fixed and free-standing tables and chairs, kitchen, ground floor cellar, and toilets.
