The Linthorpe Road shop has remained shuttered and empty since the retail giant pulled out of the town centre on July 12 last year.
The closure was only confirmed when the brand, which has stores at Teesside Park, Cleveland Retail Park, and Anchor Retail Park in Hartlepool, erected signs on the store.
The news came as yet another blow to the town centre following the closure of other major department stores including Debenhams in 2021, House of Fraser in 2022, and Marks and Spencer, located opposite Next, in 2023.
And now, just less than a year after Next closed its doors for the final time, the unit has hit the market with a price tag of £310,000.
The shop, described as "substantial and attractive”, boasts 52,353 square feet across five floors with the possible opportunity to split into separate units.
Agent Savills said: “The property comprises a substantial retail unit with ancillary upper parts arranged over 5 stories.
“The property provides various asset management opportunities development or re-letting.
“The property was formerly occupied by Next, and is situated on the principal retail thoroughfare in Middlesborough.
“Nearby occupiers include B&M, Greggs, Sports Direct and Halifax Bank.”
The Next building has been owned by Teesside businessman Nasser Din since 2024, who also owns the former Marks and Spencer unit.

It was revealed last month that M&S is set to become new department store and café Ideal Home Store, which will showcase local businesses selling everything from fashion and cosmetics to homeware.
The company said that more than 200 brands and more than 50 local partnerships are involved in the venture across 80,000 square feet of floor space at the Hill Street Shopping Centre.
It is set to open on August 28.
