Ideal Home Store - which will showcase local businesses selling everything from fashion and cosmetics to homeware - will open in the Linthorpe Road shop this August.
The company said that more than 200 brands and more than 50 local partnerships are involved in the venture across 80,000 square feet of floor space at the Hill Street Shopping Centre.
Bosses say they want to “revitalise the high street experience” in the town offering a “carefully curated selection of UK and European fashion, beauty, and homeware brands”.
The firm has also confirmed plans to bring back a café where M&S once operated, selling an “array of freshly brewed coffees, artisan teas, and delectable sandwiches and pastries”.
Signs have since been erected on the former M&S, stating that the new store is coming on August 28 and asking any concessions and suppliers that want to be involved to get in touch.
A poster states: “From fashion and homeware, handmade gifts, vintage, furniture, lighting, and more - we want businesses and brands from all over the UK to grow with us.
“Also with a coffee shop located in-store, a perfect meet up spot!”
It was the end of an era when M&S - which had been in Middlesbrough for 122 years - brought down the shutters in the town in April 2023 for the final time.
A petition was even launched in a bid to save the retail giant’s site in the town - but despite being signed by more than 1,000 people, it wasn’t enough.
The closure followed the likes of House of Fraser, Debenhams, Miss Selfridge, TK Maxx and Topshop in the long list of brands to pull out of the town centre.
The store was then put up for sale shortly after - and it was revealed in April 2024 that it had been purchased by Linthorpe 54 Limited, a firm owned by local businessman Nasser Din and his business partner Zahid Iqbal.

Since the closure, the unit has largely remained closed, but did become home to immersive arts experience Happy Rooms in summer 2024.
Once open, Ideal Home Store will be the latest in a number of new additions to the Hillstreet Centre, with both Boots and discount retailer B&M opening in February.
JD Sports is also expected to relocate from the Cleveland Centre into a unit beside boots, which currently remains vacant.
