BBC Escape to the Country riverside home on sale for £1.1m

A Grade II listed former village schoolhouse with its own private stretch of river, a jetty, and fishing rights is up for sale in Northumberland for £1.1 million.

The Old School House, which recently featured on BBC's Escape To The Country, dates back to 1825 and is located in an area described as offering “unrivalled and completely private views”.

As well as coming with its own boat, the property’s title deeds include ownership of the river at the property, a private jetty, and fishing and mineral rights.

Steps from the house lead down to the riverside and jetty, which carry natural stone seating, with access to boat mooring.

The property comes with a motor boat and two paddle boards.

Current owners say the home has been featured on Escape to the Country Series 26, Episode 10.

Set within walking distance of Warkworth’s beach, marina, golf course, and restaurants, the property is also close to a mainline train station, around two miles away.

The area attracts a range of wildlife, with the listing mentioning deer, seals, ducks, herons, kingfishers, crabs, salmon, flatfish, and prawns which can all be spotted from the private jetty.

Accommodation covers approximately 3,000 square feet and includes a double height school hall, now used as a living and dining area with beamed kitchen, accessed via a striking suspended walkway.

The house contains four bedrooms, a fishing kitchen or boot room, two bathrooms, and a cloakroom.

There are two staircases and a glass extension with floor to ceiling, double aspect panoramic windows positioned to take advantage of views across the River Coquet from both the master bedroom and living room.

The property retains features from its time as a school, such as the original bell tower, sash school windows (now triple glazed), original school door, and stone entrance.

Outside, the house stands in mature, walled gardens on three sides, with several seating areas overlooking the river.

A gravelled driveway, with bespoke iron gates designed by Stephen Lunn, provides parking for up to three vehicles.

The gates include winding ivy and are said to have been made by the same blacksmith who created the Alnwick Garden gates for the Duchess of Northumberland.

According to the listing, half of the Old School House has been used as a holiday let and could continue as an “existing Airbnb business.”

The owners state it is “it’s possible to live there and make a substantial income.”
