Work is progressing rapidly on the long-awaited Wynyard Retail Park, which is set to bring a major shopping and dining boost to the North East.
Located at Wynyard Business Park, Stockton, the multi-million-pound development by Northumberland Estates will feature a line-up of household names including Sainsbury’s, Starbucks, Burger King, and Argos — with construction well on track for completion.
The flagship Sainsbury’s supermarket will form the centrepiece of the park’s first phase, alongside a Starbucks drive-thru and Burger King restaurant.
An Argos outlet is also expected to open within the Sainsbury’s store, providing added convenience for shoppers in the region.
Developers have confirmed the first phase will offer 48,330 sq ft of retail space and 344 parking bays, all just off the A19, a key route connecting Teesside and County Durham.
Construction began in May 2024, following the grant of planning approval.
In recent images from the site, developers look to be adding the final touches to the stores.
Work on the Starbucks, Sainsbury's, and Burger King sites appears to be mostly complete, with the car park and signage ready.
The development was expected to be open by October 2025, transforming the area into what developers describe as a “bustling hub of retail and dining activity."
Sainsbury’s Property Director, Patrick Dunne, previously said the new store represented a “major investment in the region,” bringing both jobs and improved shopping access.
“We’re delighted to confirm our presence at Wynyard Business Park,” he said. “This is an exciting opportunity to serve more customers in and around Tees Valley.”

Business leaders have also welcomed the scheme as a sign of growing confidence in the region’s retail sector, while residents have praised the convenience of new facilities on their doorstep.
Attention is now turning to Phase Two, which is set to add another 66,000 sq ft of retail space, a 79,000 sq ft trade park, and an additional 206 parking spaces.
Five units in this phase remain available to lease, with “strong interest” already reported from potential tenants, according to Anthony Cape of Northumberland Estates.
