New research reveals that almost 60 properties worth over £1million were sold in the North East in the last 12-months.

The study, carried out by the home buying and auctioneer firm Property Solvers, shows that there were 57 £1m-plus properties sold in the region between September 2021 and 2022.

That equates to around one property worth over £1m being sold every six days in the region.

Using HM Land Registry sold house price statistics, Property Solvers reported the total value of these sales to be £90.79m.

Relative to the same period in 2020-21, this represented a notable decrease of 34.17 per cent - from £128.20m based on 85 sales.

Newcastle saw the highest number of £1m-plus sales, with 43 properties selling for seven figure sums.

The most expensive of these was a home on Adderstone Crescent in Jesmond that went for £4,750,000.

Durham comes next with five £1m-plus sales, with the priciest Durham home sold on Ramside Park in Carrville at a price of £2,100,000.

Four properties in Darlington sold for more than a million pounds in the last 12-months, including a £2,050,000 property on Carmel Road South.

In North Yorkshire the most epxensive sales were Little Danby Hall in the Northallerton village of Danby Wiske at £1,558,000 and Bolton Old Hall in Bolton on Swale which went for a cool £1.2m.

Speaking on the data, Property Solvers co-founder Ruban Selvanayagam said: “Although there remains a fairly healthy volume of sales in this price bracket, such a pronounced drop would suggest that buyer appetite for these types of homes is decreasing.

“£1 million+ properties - even for the wealthy and overseas investors - are major commitment and indeed affected by the wider economy.”

“With unabated inflationary pressures and rising interest rates as a result, not to mention an expected drop in foreign investment in Central London in particular, it would not be too much of a surprise to see a continued cooling off across the high-end property market in the coming year at least.”
