PERMISSION is being sought for a new residential development in a town.

An application has been submitted to Durham County Council for land at Green Lane,

Spennymoor.

The application was submitted on behalf of Mandale Homes and if granted, will see 22 new homes created on the site.

The development proposals are for a mix two, three and four bedroom properties.

It is located on the northern side of the A688 and currently comprises of arable farmland

The proposed site is about 1.4 kilometres from Spennymoor town centre, where services and necessities can be accessed.

In the planning, design and access statement developers say the plans are appropriate and accords with all relevant policies of the County Durham Plan.

The plan presents a vision for potential housing, jobs and the environment until 2035 as well as the transport, schools and healthcare to support it.

It is based on evidence about the county, alongside opportunities and challenges identified by residents and businesses during the previous consultation.

It shows the proposed locations for the 5,390 new homes across the county needed to meet the Government estimate of 24,852 by 2035.

The planning application reads: “The site is not subject to any specific designations. The application site lies is on the cusp of the built form of Spennymoor and, as indicated previously, is well contained by the A688 to the south. Therefore, whilst the site presently consists of arable

farmland, it is separated – by the A688 – from the vast expanse of farmland lying between

the settlements of Spennymoor and Ferryhill, and thus does not serve any purpose in terms

of preventing the coalescence of settlements.

“Moreover, the site’s position north of the A688 means that it is contained by various features commensurate with urban areas such as major highways and street lighting.”

No comments have been made on the planning application to date.
