A NORTH-East parcel of land could be the site of 23 self-build plots a planning application to Durham County Council has revealed.

Currently the land, which is along Grey Terrace in New Kyo, is currently being used as grazing land, but could be changed to residential land to accommodate up to 23 self-build plots.

According to the Design and Access Statement the development would have easy access to the local amenities including shops, schools, and public transport.

The statement continues to say that the proposal "demonstrates the sites potential, without having significant impact on the terrace properties opposite in relation to natural light, privacy and access."

The proposed properties part of the development could be a mix of bespoke one-off properties that can be controlled in their design, height, scale through individual planning applications.

A common set of materials can be selected by the owners of the land, so the properties are able to be individual whilst also being tied together.

The existing tree boundary could be retained and utilised according to the Design and Access Statement and the scheme has been designed to use existing typography and screening to ensure the properties have "minimum impact on surrounding are."
