PLANS for nearly 100 homes would transform a fly-tipping hot spot into a thriving community, says a developer.

Yuill Homes wants to build the homes on land off Black Boy Road, Chilton Moor, near Rainton Bridge Business Park.

The derelict land has been plagued with illegal waste disposal, and the developer says its proposals would turn it into a desirable estate.

The application to build 97 homes and landscape the surrounding area was backed by residents following a public consultation earlier this year.

And the overwhelming majority of people who attended a meeting at Dubmire Social Club, in May, gave the scheme their approval.

Nigel Bell, land director at Hartlepool-based Yuill Homes, said: "There is an established need for new housing in the area and large detached housing in particular is in very short supply in Sunderland.

"Pathway Homes is developing affordable housing nearby and our scheme would complement this, ensuring local people both buy their first house and stay in the area when they want to move up the property ladder.

"Careful attention will be paid to deliver sensitive environmental improvements that will enhance the appearance of the area and will have a positive impact on local property values."

The proposed housing ranges from small starter homes to large detached properties.

The scheme includes a play area and public space, and Yuill also plans to make improvements to encourage wildlife through careful planting.

The plans will go before Sunderland City Council's development control sub-committee.
