SANDERSON Weatherall has been appointed to market Gladman Developments' Northumberland Business Park in Cramlington.

Set over 45 acres and expected to be worth £50m on completion, the flagship commercial hub is being built in five phases and will bring over 400,000 sq ft of firstclass office accommodation to market by 2015.

Phase one is now under way and is split into two parts.

Silverton Court, which offers eight units ranging from 2,250 sq ft to 25,000 sq ft, is now complete and space is available for sale or to let.

The self-contained detached and semi-detached buildings all benefit from extensive parking and are arranged in Gladman's acclaimed courtyard design to provide a practical and attractive working environment.

Work has also started on site at the adjacent Berrymore Court, which will feature 18 units ranging from 2,250 sq ft to 10,070 sq ft.

Sanderson Weatherall is marketing the scheme jointly with GVA Lamb & Edge.

John Haley, associate director of agency & development at Sanderson Weatherall's Newcastle office, said: "The eagerly anticipated business park is a landmark scheme for the region and we are pleased to have been chosen to drive forward such a highprofile site.

"Ideal for new and small businesses as well as established and expanding ones, the park will form a dynamic commercial community in an appealing countryside setting and has the potential to create up to 3,500 jobs.

"It successfully combines a relaxed professional environment with unrivalled transport links to create a concept quite unique for the North-East.

"Only nine miles north of Newcastle city centre, the park is located adjacent to the A19, allowing swift access to the A1, and is supported by the amenities found in Cramlington, just a mile away.

"Available to lease or purchase, the buildings have all been designed following close assessment of the needs of modern occupiers and offer flexible, high specification office space on an own front door basis."

Andrew Creighton, of Gladman, said: "Northumberland Business Park embodies the principles followed by all our office schemes by providing flexible, top-quality space set within striking business surroundings.

"Bringing this park forward on a speculative basis, we are in a position to fulfil demand whenever it occurs and anticipate that the quality of the end product will prove attractive to a range of occupiers.

"This presents significant opportunities for office workers in Northumberland to work locally, ensuring both jobs and revenue remain in the region."
