HOMES next to a proposed caravan site would have their amenity improved by the development, says a firm of property consultants.

Kate Broadbank, a planner for Carter Jonas, says residents would not be harmed by the scheme to allow agricultural and industrial land at Ashdown Lodge, Minskip Road, Boroughbridge, to be used for a touring and static caravan site.

If approved there would be 18 holiday caravans with an area set aside for touring vehicles, plus a site hut.

Developers claim the site would be used mostly by cars and caravans - significantly different from haulage lorries currently using the area.

Boroughbridge Town Council is maintaining a neutral stance on the issue, but wants to see only 11-month occupation of the site.

The Environment Agency initially tabled an objection because no risk assessment had been provided.

But planning officer Richard Forrester, who is recommending approval, said a flood report has now been submitted and that the agency is likely to withdraw the protest.

Mr Forrester said the flood report points out that the caravans are not at risk of flooding because of their position and the height of the land.

Harrogate Borough Council planning committee will give its verdict on Friday.
