CONSTRUCTION is under way on the redevelopment of Queens Park, the 225,000sq ft office and industrial development by UK Land Estates in the heart of Team Valley.

The redevelopment of the 12-acre former Ingersoll Rand headquarters is being undertaken by Tolent Construction and will provide sites capable of housing developments from 1,800sq metres to 4,560sq metres, together with speculative high-bay individual units from 840sq metres to 3,717sq metres.

The office space includes raised access floors, air conditioning and 24-hour security. The industrial accommodation will provide new and refurbished space, mixing business premises with high-bay distribution and manufacturing units with craneage.

The scheme has been designed by architect Ryder HKS to provide flexibility, with links between buildings to allow office, research and development, manufacturing and distribution companies to work alongside each other.

A number of businesses have signed up for new and refurbished units, with the first completed buildings due to be offered in spring next year.

Adrian Bartle, construction director for UK Land Estates, said: "The Queens Park development will mirror the contemporary look and feel of the Picture House, UK Land Estates headquarters, and will transform this rundown site into a prestigious business location for the highest quality business occupiers.

"Queens Park combines vitality, quality and flexibility within an accessible environment in which business may flourish. This redevelopment scheme is providing stimulating and exciting surroundings to promote business excellence and has already attracted the highest quality business occupiers."
