COUNCILLORS are being asked to approve plans for 32 flats in Darlington.

The proposed development in Woodland Road has come before Darlington Borough Council a number of times and generated much opposition from residents.

But Maro Development is determined to see the proposals passed and has resubmitted its application to the authority's planning committee.

The scheme involves the redevelopment of the former petrol station in Woodland Road and an area to the rear of Cockerton Club. It comprises three blocks of flats, two and three storeys in height, and parking facilities.

The council received 42 letters of objection to the initial proposal, which was deferred by councillors last year.

After amendments and re-consultations, almost 30 further letters were received, with protestors reaffirming their concerns about the size of the development, increased noise and lack of privacy.

Councillors refused the application and Maro Development appealed against the decision, which will be examined at a public inquiry in June.

But now the developer has resubmitted its proposals, and if councillors grant planning permission the appeal would be withdrawn.

The recent move has once again generated opposition, with a further 24 letters of objection being submitted, highlighting residents' continued concerns about the plans.

However, planning officers are recommending that the committee approves the application at its meeting tomorrow, believing the density of the development is acceptable.

A report to the planning committee states: "The site is within a very sustainable location with excellent links to local facilities and public transport."

If planning permission is granted, it is likely to come with a list of conditions, including revised parking arrangements, the provision of a puffin crossing in Woodland Road, and an improvement to footpaths and street lighting.
