A DEVELOPER received a mixed response from residents when it unveiled plans for 450 homes and a retirement complex in Sedgefield.

UK investment business ESRG wants to build a 60-bedroom retirement complex and 218 homes, including executive, family and affordable properties, on land off Beacon Lane.

The scheme also includes a further 232 homes off Salters Lane, with a view to create a business hub and new education, health and training facilities.

At a consultation event at Sedgefield Racecourse on Wednesday, Jeff Wragg, a resident of 46 years, said: “This seems like a well thought out scheme, with a nice open plan layout.

“They have not tried to cram too many houses in. I do have concerns about parking, as it is already a problem in the village.”

Another resident, who asked not to be named, said the development would affect Sedgefield’s rural character and over-stretched facilities.

“A new school should be built before the houses,” she said. “What upsets me is that this is a done deal. They say it is a consultation but we know they will do what they want.”

David Evans, director of ESRG, said the scheme addressed Sedgefield’s growing and ageing population and the need for affordable housing.

Highlighting the new jobs being created by Hitachi’s Rail Europe in Newton Aycliffe, he added: “This means that more and more people will be looking to live, work and raise their families in the town.

“By delivering a sustainable development to the east of the town, our proposals will help to meet this need.”
