A popular Middlesbrough chippy serving food 'packed with flavour' has been put up for sale for as little as £45,000.
Based at 100 Normanby Road, Mr Chips is known for its fish and chip and pizza takeaways.
The property estate agent, Parker Barras, explained the current owners, for personal reasons, want a quick sale and are asking for a price that is lower than they believe they could get.
The chippy boasts a weekly income of around £3500-£4000, with potential to increase profits by expanding the shop's working hours and menu offerings and is available on lease for another six years at an annual cost of £7000.

The business operates for 25 hours each week currently, though there is room for it to open for almost 70 hours per week.
The shop, recently renovated and modernised, is in immaculate condition.
The upgrades include new equipment, circumventing immediate investment for the incoming owner.
A TripAdvisor review of Mr Chips praised the food on offer and said: "Had a fast food delivery, the food was packed with flavour piping hot and arrived as stated.
"The delivery driver was polite and professional. I had a hot shot Parmo, which was delicious, although it is huge, you don’t need the chips. Excellent recommendation."
