ONE of the Tees Valley’s most desirable office locations is now available for new occupiers.

Northshore One provides a modern working environment in a stunning setting on the north bank of the River Tees and also provides a great view of Roseberry Topping.

The distinctive building, which was completed in 2015, has two wings over three floors. There is a central atrium and a total floor area of 43,000 sq ft. There are six individual units, each of 5,000 sq ft, ready for use, but each unit can be split between occupiers if that is more suitable.

Northshore One was originally the headquarters of the Thirteen Housing Group before it moved to its new base at Hudson Quay in Middlesbrough. The building is still owned by Thirteen and is being marketed by the Teesside-based property agent Dodds Brown.

Northshore One has a high environmental efficiency rating. It has a dedicated AHU (Air Handling Unit) ventilation system with comfort cooling and space heating, including natural ventilation and underfloor heating to the communal areas.

As well as their own office space, occupiers will have access to five bookable meeting rooms. The biggest has capacity for 60 people and features a large waterfront balcony. There are also two small 'drop-in' meeting rooms close to the building’s entrance.

An operator for the on-site café has already been appointed and people working at Northshore One – as well as their visitors – will be able to choose from an extensive menu of food, drinks and snacks. There is also a communal dining area with microwaves and dishwashers, and the building comes with a special sheltered riverside seating area. Male and female shower rooms, lockers and a drying room are provided and there is plenty of room to park your bike.

During breaks from work, there are plenty of opportunities to enjoy a number of available riverside walks and cycle routes. If you need to use a car there are more than 130 parking spaces and convenient access to the main A66 and A19 routes. Thornaby rail station is less than a ten-minute walk away and it takes a similar time to stroll into Stockton town centre.

Northshore One was one of the first buildings to be completed in a major regeneration riverside regeneration project which was planned to deliver major office, retail and leisure space, as well as housing. Its aim was to re-connect Northshore with Stockton and create up to 4,500 jobs.
