An exquisite and superbly appointed stone built mid-terraced cottage having being comprehensively refurbished by the current owners. A delightfully presented and deceptively spacious 2 bedroomed period property, with the most stunning views across the Aire Valley. Set over three floors, the property is approached off Main Street into an open-plan living/dining space with feature exposed timber flooring and exposed roof timbers. To the living end, a recessed fireplace encompasses a multi-fuel stove set onto a slate hearth and with oak beam over, and having a built-in bookcase to one side. A sliding sash double glazed window gives natural light with window seat below. The living area is open to further sitting or dining space at the rear of the room, adjacent to a pair of double glazed French doors opening onto a sun balcony, and the most stunning views across the Leeds Liverpool canal and Aire Valley. To the lower ground floor, a superbly refurbished shaker-style kitchen finished with high quality Maia worktops, incorporating a one and a half bowl composite sink adjacent to a double glazed window with beautiful views across the gardens and valley. Offering an excellent range of solid oak fronted cupboards and drawers along with a central island and pull-out integrated larder providing more storage, and housing an integrated fridge and freezer. A five ring gas hob sits into a recess, with contemporary canopy hood above, and an under-mounted fan oven below. With attractive tiling over the worktops and into the recessed cooker area, and quality natural stone tiling to the floors. Having space for a six person farmhouse table and chairs, and with a glazed door opening onto the rear sun terrace and gardens. A delightful kitchen with a delightful outlook. To the rear of the kitchen, there is the utility/cloakroom with dual flush WC and washbasin fitted cupboards and with space for a washing machine/tumble dryer. A handy space with tiled floor and recessed lighting. To the first floor there are two double bedrooms, the larger one of the two being at the front of the property with double glazed window and space for a double bed and wardrobes, and also having a large over stairs cupboard providing excellent storage. A double bedroom at the rear again with space for a double bed and wardrobes, and with fantastic views over the Aire Valley. The house bathroom has been refitted in a contemporary style and features a contemporary bath with side filling taps, dual flush WC, pedestal washbasin, full height tiling, heated chrome towel rail, oak flooring and a double glazed window with views. To the rear of the property and being south facing there is a tiered garden with a patio/al-fresco dining area, stepping down to a low maintenance garden area, and at the bottom, a delightful Arbour and sitting area with fantastic views onto the Leeds Liverpool Canal and the Aire Valley. The gardens and the views really do impress at this property, however the internal presentation and quality is equally pleasing..
