PLANS for six industrial units expected to create 20 full-time jobs are up for approval.

The units are to be built at Colburn Business Park, Catterick Garrison, on land which is currently an open, corner plot at the entrance to the park.

Plans state unit one will be developed for self-storage and warehousing, and the other units will have a mix of offices and warehousing, “to be determined by market demand”.

They have been designed in a U-shape, with the largest unit measuring 6.5m high.

The proposals for the site account for 37 car parking spaces.

However, the Highway Authority is in talks with the agent after officials expressed concerns over parking and access arrangements for delivery vehicles to manoeuvre.

Planning permission for the site was approved in 1998, but since then some units have sought permission for change of use.

The nearest buildings to the application site are used for offices, as well as a weightlifting gym, vehicle group, nursery and martial arts school.

Houses are located more than 30 metres away on the opposite side of the business park access road.

The documents state: “Whilst the proposed buildings would be visible to these dwellings, the proposal would not have an unacceptable impact on their outlook.

“Access would be via the main site entrance and so vehicles would not be manoeuvring or reversing within close proximity of these dwellings.”

Plans will go before Richmondshire District Council’s planning committee on Tuesday, January 9.
