WORK to transform the site of a former NHS facility that had fallen into disrepair will see a near £2m development of 34 properties being built in a town centre.

A cluster of derelict buildings were put up for sale after vandals began targeting the site that was vacated several years ago.

A purpose-built NHS health care facility, a three-storey office block and a three-bedroom flat located above a disused garage in central Stockton were all sold in a bid to bring breathe new life into the abandoned area.

Planning permission has since been approved to demolish Alma House, Alma Resource Centre and the garage that occupy the 2,542sq metre site, with construction work already getting under way.

The development is being delivered by the Thirteen group, alongside Stockton Borough Council and Esh Construction, who will build the properties, supported by funding from Homes England.

Ian Wardle, chief executive at Thirteen, said: “We are really pleased to be starting work on this development, which will provide high-quality, affordable rented homes on a fantastic site in the heart of Stockton.

“It will not only complement the recent investment in the regenerated town centre but will also bring this important site back into use by providing, family housing, apartments and bungalows, that will meet the needs of the local community.”

Planning permission for the development was issued in February after the site originally went on sale in October 2016.

After the buildings were put on the market, residents in the area suggested a range of developments they would like to see, including housing, a supermarket, high street shops or a community centre.

The land is within walking distance of Stockton town centre amenities and also offers access to the town’s train station.

Stockton Borough Council leader, Councillor Bob Cook, said: “This is exactly the kind of site we want to see developed for new and modern homes which will be a welcome addition to the community.

“The affordable homes will appeal to local people and families as they sit within easy reach of Stockton town centre.”

The development of 34 homes – which will all be for social rent – will be made up of 20 two-bedroom apartments, ten two-bedroom houses and four two-bedroom bungalows.

Marie Kiddell, head of public sector land at Homes England added: “It is amazing to see the impact that our investment of almost £2m will make by providing 34 much needed affordable homes.

“By building on previously developed land, Thirteen are unlocking a site that is ideally located for local people.”
