IT must be the ultimate "loo with a view" - but you'll have to spend considerably more than a penny to take advantage of it.

A toilet block with views of beautiful Aysgarth Falls in the Yorkshire Dales has come on the market for sale by auction.

And with bids of more than £8,000 expected, the scenic - but once septic - location on the banks of the River Ure, offers potential buyers a 100 sq ft building in the heart of the National Park..

Currently used for storage, the toilet block was originally built for the occupiers of nearby 19th-century cottages across the road and once contained three separate privies.

The block is being sold through estate agents Robin Jessop, but has been brought to the market with help from the sellers’ solicitors, Hethertons.

David Hallam, a director at Hethertons who assisted with the preparation of the auction pack, said: “This is certainly one of the more unique properties that we have been asked to assist with.

“It’s not very often that a riverside loo with a fantastic view comes on the market and I understand that the agents have high hopes for the upcoming auction.”

In the pack, the agents say that the block “is a superb opportunity to purchase a unique property, which is situated in an unrivalled position overlooking Aysgarth Falls”.

It adds that it would be “of interest to an artist or photographer in view of its strategic position in front of the falls or indeed a small studio for musicians who may be inspired by this unique riverside location”.

The potential home or studio also includes a viewing area outside - however any change in use would require planning permission and the blessing of the National Park authority.

“Aysgarth is an extremely popular Dales village, which is popular with tourists and holidaymakers," added Mr Hallam.

"The current owners, Ann and David Kiely, have owned it for 15 years and obviously realise the fantastic potential of the location and stunning views that it offers."

The property is available with no chain and can be accessed via a gate by the road. The gate is currently kept locked and, because of the position of the block, viewings will be conducted entirely at the viewers’ own risk.
