RESIDENTS have aired their anger after plans for dozens of retirement homes went in front of Hambleton’s planning committee.

Developers have proposed the construction of 45 retirement living apartments and eight affordable apartments at land east of White House Farm in Stokesley.

McCarthy & Stone Retirement Lifestyles Ltd also factor 48 car parking spaces into the outlines.

However, at Hambleton District Council’s planning meeting, the item had to be deferred as developers want more time to amend their plans.

A spokesperson for residents who oppose the proposals for the L-shaped three-storey apartments attended the meeting.

She stated they are “not in keeping with the surrounding area” and highlighted there are alternative locations with better access to public transport and amenities.

The council received numerous opposition letters. One said: “The current entry to Stokesley is a beautiful one and the design of the building does not fit the look of the town and would be a disappointing first impression to visitors.”

Hambleton councillors echoed views of the Town Council regarding concerns over the number of parking spaces to be provided.

The County Council’s main concerns are that the planned houses are outside the development limits of Stokesley.

It states the development plan for Cleveland Lodge, Great Ayton, will meet the need for extra care housing and it also factors in the two large housing schemes which have recently been granted in Stokesley.

The site opposite the application site will deliver 178 dwellings and is currently under construction.

The site on Tanton Road will deliver 225 dwellings, with work expected to start soon.

A statement from the County Council said: “Both sites will deliver a mix of dwellings, many of which will be capable of accommodating older people.”

The plans also fail to meet requirements that 50 per cent of housing on offer in the Stokesley sub area should be affordable.

Outline planning permission was granted in 2016 to construct 25 dwellings on the site.

A revised application is to be put in front of the planning committee.
