BIG plans are afoot to restore a derelict landmark to its former glory as a luxury hotel and apartments.

The Fleece Hotel in Victoria Road, Richmond, had most recently been used as a nightclub until its closure in January last year.

Within Reach Developments has now gained planning permission to inject some life back into the imposing Grade II listed Gothic building and aims to create a luxury venue.

Peter Coulson, director of Within Reach Developments, said he had initially planned to make The Fleece a solely residential project, but said after hearing from residents and gaining a greater understanding of the building and its history, decided a mixed-use scheme would better retain the heritage of the building.

The building will be split between apartment space and a luxury hotel, bar and restaurant with all the homes having secure gated parking and being sold privately.

He said: “The three high-end apartments will retain the grand character of the building with views overlooking Friary Gardens; and three will be contemporary mews properties, set over three floors and including roof top gardens with views towards the castle and beyond.

“The team at Within Reach are passionate about ensuring we create something fresh for Richmond, which will complement the existing offerings in the town.

“The interior of the restaurant will embrace the character of the Gothic building, while being sleek and contemporary.

“We're aiming to combine cosy areas and roaring fires with a stylish bar area, as well as a dedicated restaurant with views into the kitchen from the main seating area.”

The team are currently considering feedback from sessions with local residents to gauge an understanding of what people would like to see offered.

Proposals range from afternoon teas to quality wines and cocktails, as well as a good real ale option.

Suggestions on the food offerings range from sharing platters and tapas to more substantial meals and Mr Coulson said he is committed to ensuring a focus on exceptional food using local Yorkshire produce.

The Fleece was built in 1897 as a 22-bed hotel, but when it was used as a pub and nightclub the upper floors were left completely unused for 30 years. Work is due to start in April.
