North Yorkshire and South Durham Properties is seeking permission to build a mixture of two, three, four and five bedroom properties on land to the south of Beacon Avenue and Beacon Lane.
The development has been designed to be inward facing and access will be from Beacon Lane towards the north of the site.
Each house will have a private garden and driveway, with many offering space for more than one car.
In a document submitted in support of the application, the applicant says the development would bring a balanced mixture of housing size, type and affordability to the Sedgefield area.
It adds: “The scheme has been designed to ensure a pleasant identifiable residential environment, enjoying schools, shops, community facilities and employment opportunities, all within walking distance.
“Spatially the site also represents a logical extension to the settlement limits that would not represent a significant sprawling of the built envelope of Sedgefield into further large areas of open countryside.”
Residents have until Tuesday, September 9, to comment on the application at Durham County Council’s website, durham.gov.uk
The application is due to be determined by members of the council’s planning committee at a date to be confirmed.
