AS ‘RENOVATION’ projects go, the conversion of an old farmhouse and its adjoining byres, stables and outbuildings to create Holmewood Manor can best be described as truly exceptional.

Much more than a decorative revamp with ‘a bit of building work’ thrown in, this project involved the existing buildings being taken down and rebuilt brick-by-brick, allowing for the integration of all the newest top-quality building materials, insulation, continued on page 46 46fixtures, fittings, heating and security features to be incorporated.

What stands today is a contemporary family home (with a grade II for its architectural importance) that makes the most of its beamed ceilings, clever room layouts and features such as glass passageways which link open spaces to more traditional rooms, letting the light flood in.

Every minute detail has been considered, from the designer kitchen, to the bathroom fittings, the gymnasium with adjoining sauna and shower to the cinema room set out for a projector and the smart phone activated music and heating system which can be controlled from each room independently.

Even the use of clean white walls, floor tiles and glass has been carefully chosen to complement the brickwork and timber of the old building.

Briefly, the accommodation comprises a ground floor office, games room, cloakroom, play room, billiard room, cinema room, drawing room, dining room, utility room, laundry, kitchen and gym.

Upstairs are four full bedroom suites, each with its own shower and/or bathroom and large dressing room, plus a child’s or guest bedroom.

Perhaps the most important architectural feature of Holmewood Manor is the way in which the old farmyard buildings have been retained to create a completely private inner courtyard which has a terrace leading directly from the dining room and covered walkways which link the indoor and outdoor space.

Holmewood Manor’s driveway sweeps around a floodlit fountain to a parking area and around to the back of the house where there is four integral garages and a large kennel area.

The grounds include a terrace ideal for evening barbecues, and a paved patio area which edges the extensive lawns that slope gently down towards the river and include an orchard and a pond full of wildlife.

The ownership of the land goes to the centre of the river and includes riparian rights including fishing. The grounds extend to about 4.6 acres in total.

Holmewood Manor is situated in Aislaby, a small village about two miles to the west of Yarm. It is on the market at a guide price of £2m.
