A LEADING North-East estate agent believes that the current period of political uncertainty has created the perfect opportunity to sell properties in good locations at a fair price.

Concerns over the outcome of Brexit negotiations and, more recently, the General election have combined to dampen down the property market.

But Simon Wright, of Robinsons, says it is actually the ideal time to sell if you have the right property, in the right location, at the right price.

Uncertainty has an inevitable impact on supply and demand in the property market because those thinking of selling have an historic tendency to hold back until there is greater economic clarity.

However, Mr Wright makes a strong counter argument: “It makes a lot of sense to make your move while supply is short because you are more likely to sell.”

“You hear a lot about uncertainty putting people off putting their properties up for sale but, when you think about it, there couldn’t be a better time to sell,” adds Mr Wright.

“If there are fewer properties on the market, it stands to reason that there is more chance of getting a decent price for an appealing house in a desirable location.

“We’ve got plenty of examples of properties that we could have sold six times over simply because of where they are located and the price is realistic.”

As co-directors of Robinsons Estate Agents, Mr Wright and business partner George Robinson have 75 years of experience behind them so they are well qualified to advise on the best time to sell.

Before the announcement of the election, Mr Wright says the North-East market had been more buoyant than last year, with plenty of stock and buyers.

Now that the supply has dipped, he says sellers should take advantage of demand that remains strong.

“Even after the election on June 8, there is bound to be a period of readjustment until the economic outlook settles, so the window of opportunity is definitely open,” he says.
