Dear ID Planning, In your Planning Support Statement which accompanies Hallam Land Management’s application to build 190 unneeded houses in Parkhill, Coxhoe, you say that 1,140 jobs will be created during the four years of construction, and that the local economy will benefit from a £51.3m injection as the houses will cost £90,000 to build and sell for £270,000 each.

This means that the 38 social houses on the site will qualify to be the most expensive social housing units in the country.

On the basis that you are planning to sell a two-bed town house for £270,000, I estimate that the value of my property, based on your 200 per cent profit margin calculation, to be £705,000.

I am prepared to discount this to £650,000 for a quick sale and also to facilitate the sale of a further 30 properties on the B6291 opposite the site for a knock-down price of £8.1m in total.

This would save you the hassle of employing 285 onsite employees and 855 contractors, dealing with the objections from the local residents to your planned development, make my neighbours very happy; and make your company a legend in your own lunchtime.
